    Project Details

    Spain’s General Directorate for Cadastre modernized its cadastral management system by integrating Notarial offices directly into the cadastral update workflow. Traditionally, citizens were required to declare parcel changes, often involving surveyors and complex paperwork. With this reform, Notaries can now digitally update both legal and physical parcel information via the electronic Cadastre office.

    The seamless national cadastral map includes all private and public land and is open for public access and download. Using standard INSPIRE GML, Notaries and authorized technicians can reflect parcel modifications, submit validation reports, and ensure compliance with cadastral rules. The validation process automatically checks for intrusions into neighbouring parcels or public land. Where overlaps occur, the system enforces neighbour consent protocols before approval.

    Once validated, a descriptive cadastral certificate and deed are generated and transmitted electronically to the Land Registry, enabling a dual system of legal and spatial registration. This direct workflow eliminates redundant citizen declarations, reduces paperwork, and strengthens legal certainty in real estate transactions.
